Who are we looking for?
We are seeking a proactive, strategic and results-driven Marketing & Social Media Manager to efficiently and effectively execute and oversee all marketing efforts ensuring the greatest return on investment for our high-performance real estate team. This role is responsible for developing, executing, managing and optimizing marketing strategies that generate measurable leads, elevate the Team’s brand and support listing and agent visibility. The right candidate is energized by results, adaptable to change, solutions oriented and blends creativity with metric-driven precision.

- Work with the Team Lead and Director of Operations to build, implement, and manage all Team marketing systems
- Implement and Manage Brivity Marketer and KWKLY Platforms
- Maintain updated documentation of all systems and standards in the Operations Manual
- Increase traffic flow to Thrive website through SEO
- Increase number of Facebook and Instagram followers and engagements
- Remain current with relevant social platforms and utilize them for optimal engagement
- Ensure compliance with all Keller Williams and KCRAR guidelines for marketing materials
- Provide exceptional marketing support to Thrive agents
Responsibilities
Essential duties and responsibilities
- Strategic Marketing Leadership
- Own the full cycle of marketing-based lead generation: from ideation to launch to ROI tracking
- Develop and implement comprehensive monthly, quarterly and annual marketing plans aligned with Team goals
- Oversee consistent brand messaging and visual identity across all platforms
- Ensure Thrive printed materials are current and updated
- Team agent marketing assistance
- Manage the marketing budget, allocate resources effectively and prioritize spending based on lead source performance and ROI
- Lead Generation & Campaign Execution
- Design and run campaigns across paid social, email, events, listings, and digital funnels to generate high-quality leads
- Set and meet monthly lead targets aligned with Team growth goals
- Build and optimize lead magnets, landing pages, and CTAs to convert online traffic into contacts
- Collaborate with admin/agents to ensure fast lead handoff and a feedback loop for lead quality & tracking
- Monitor campaign metrics (cost per lead, click-through rate, conversion rate); adjust as needed
- Collaborate with agents to promote listings with high-quality property marketing packages (photos, property & open house flyers, video tours, email blasts, social posts, etc.)
- Create and implement the Thrive marketing plan for Luxury Listings
- Utilize KW Luxury Hub as needed for marketing Luxury Listings
- Leverage platforms such as Facebook Ads, Google Ads, and CRM-driven email campaigns to maximize visibility and conversions
- Content Creation & Social Media
- Create, write and schedule engaging content (posts, videos, reels, stories, blogs, etc.) that reflects Thrive’s brand personality and mission across all platforms (Instagram, Facebook, LinkedIn, YouTube, etc.)
- Engage with followers, respond to comments and messages, and build relationships with local businesses, influencers and community partners
- Film and edit agent and Team videos - property, community, educational, etc.
- Build and maintain a YouTube library and blog featuring real estate tips and educational content
- Marketing Systems & Service Provider Management
- Manage the Team’s CRM, email marketing software, website and marketing automation tools
- Ensure tech integrations support seamless lead capture and nurture
- Create and implement ideas to keep the website fresh and engaging
- KWKLY
- Auto Plans for Lead Follow Up
- Develop and implement a process for soliciting reviews and client testimonials across major platforms
- Agent Onboarding
- Oversee third-party relationships (photographers, printers, designers, etc.) and ensure timely delivery of all projects
Communications/Interactions
- Director of Operations & Admin - daily | Team Agents - often, as needed | Team Lead - weekly
Qualifications
Knowledge/Skills
- 3+ years in a Marketing role (real estate preferred)
- Proven track record of designing and executing successful marketing strategies
- Strong copywriting, content creation and graphic design skills (Canva, Adobe Suite, etc.)
- Proficiency in CRM platforms and email marketing tools
- Familiarity with social media ad platforms and real estate marketing trends
- Excellent project management, communication, organizational and leadership skills
- Photography and basic video editing
- SEO, blogging and website management
- People and service oriented
- Self-starter with the ability to manage multiple projects and deadlines
- Strong written and verbal communication skills
- High school graduate; Bachelor’s degree preferred
Compensation
$50,000 - $60,000 USD Yearly
