RGroup Realty is currently in search of a talented and meticulous Asset Manager to oversee a diverse portfolio of properties. This role emphasizes building strong relationships with property owners and residents, blending property management duties with the creation of transactional opportunities as a real estate agent. The ideal candidate will possess a robust background in property management or real estate, with the capability to devise strategic plans that boost property value and performance while acting as the primary liaison for clients.

Responsibilities

Client Relationship Management:

  • Act as the primary point of contact for property owners, maintaining strong communication and ensuring their needs are met.
  • Provide guidance to clients on maximizing property value, rental income, and tenant retention strategies.
  • Build strong relationships with current residents to ensure property care and create transactional opportunities.
  • Showcase the RGroup Realty value proposition to prospective property owners and clients.

Market Research and Property Evaluation:

  • Conduct thorough market research to provide clients with insights into rental trends, property values, and potential investment opportunities.
  • Help clients evaluate the profitability of properties by assessing repair costs, market demand, and projected rental income.
  • Provide regular updates to property owners regarding market changes, investment opportunities, and rental adjustments.

Marketing & Property Visibility:

  • Collaborate with owners to determine optimal rent rates, listing prices, and marketing strategies.
  • Utilize marketing platforms and reports to increase property visibility and attract potential tenants and buyers.
  • Conduct open houses and work closely with the office team to drive traffic to properties.
  • Review and communicate marketing activities and outcomes with property owners.

Property Management Operations:

  • Oversee all phases of property inspections, including pre-move-in, vacant unit checks, and tenant move-outs.
  • Serve as the main point of contact for owners and residents, advising on lease renewals, rental price adjustments, and appropriate timelines.
  • Guide owners through non-renewal scenarios, including marketing options for renting or selling properties.
  • Manage conversations with owners about deposit dispositions, reviewing past inspections and work orders to determine charges.
  • Approve and track repairs to prepare properties for new tenants.

Qualifications

Qualifications:

  • Experience in property management or real estate.
  • Excellent communication and relationship-building skills to manage interactions with owners, residents, and internal teams.
  • Proficiency in technology and software, with experience leveraging tools like CRMs, project management, and property management software.
  • Highly organized, with a knack for problem-solving and multitasking.
  • A strong desire to grow your real estate business and the willingness to put in the work to be successful.

Hours and Compensation:

  • Variable 30 hours per week to perform property management responsibilities.
  • Base W2 monthly compensation of $2500 for property management responsibilities.
  • 1099 Real Estate Agent Commission (agent will need to obtain a PLLC)
    • Leasing Bonus for each successful resident move-in
    • Transaction Commission for each successful closed deal with uncapped potential

Compensation

$30,000 - $50,000 USD Yearly

This is a commission based position.
